Sunstone Hotel Investors (SHO) Q3 2026 earnings review

Sunstone core hotels accelerate, while big buybacks lift profit

Sunstone Hotel Investors, an owner of 13 upscale brand-name hotels, grew its core room demand while buying back its own shares at a discount. Room revenue per available room outside its newly renovated Miami resort rose 10% from a year ago, and real estate cash flow beat what the company's own plan pointed to. Chief executive Bryan Giglia raised the full-year outlook for a third time this year, though by our math the plan has fourth-quarter cash flow growth slowing to about 2%.

At a glance
Room revenue per available room, ex-Andaz+10.3% +4.3% in the second quarter
Total portfolio RevPAR$235.22 +11.4% from a year ago
Adjusted FFO per diluted share$0.20 +17.6% from a year ago
Full-year Adjusted FFO per share outlookRaised $0.06 middle of the range: $1.015 (+18%)

⚖️ Verdict: 🟢 Bullish

The story got better because growth broadened beyond the Miami reopening and management quickly put the San Francisco hotel sale proceeds to work. Comparable hotel margins expanded again after shrinking last quarter, and $118 million of third-quarter stock buybacks lifted per-share profit growth to nearly double the property cash flow pace. One caution: Andaz Miami Beach lost $1.6 million during the summer off-season, making its full-year profit target harder to reach.

The question now is whether Andaz Miami Beach can ramp up fast enough in the winter high season to drive 2027 earnings once the share buybacks slow. If the Miami resort closes its rate gap with rival luxury hotels and its new restaurant fills rooms, property cash flow will carry next year; if the ramp stalls, per-share growth will rely on shrinking the share count further. Fourth-quarter Miami property earnings will tell.

🐂 Bull Case

🟢🟢 strengthening GROWTH

Comparable Hotels Accelerated and Lifted the Plan

Sunstone's core properties accelerated even without the boost from its newly reopened Miami resort. Revenue per available room (RevPAR), the standard gauge of hotel room pricing and occupancy, rose 10.3% from a year ago across the 12 comparable hotels excluding Andaz Miami Beach. That doubled the 4.3% pace from the second quarter. Chief executive Bryan Giglia credited "broad-based strength across demand segments" and raised the full-year outlook.

  • Comparable Occupancy (ex-Andaz): 73.8%, up 4.1 percentage points from a year ago
  • Comparable Average Daily Rate (ex-Andaz): $323.15, up 4.2% from a year ago
  • Comparable Total RevPAR (including food, beverage, and banquet spend): $399.89, up 9.6%
  • Third-quarter Adjusted EBITDAre (real estate operating cash flow): $54.5 million, beating the $49 million to $51 million implied by the prior outlook by our math

The acceleration matters because last quarter's results relied heavily on the Miami reopening while the rest of the portfolio grew slowly. Filling more rooms at higher nightly rates across the existing 12 hotels shows that underlying travel demand improved against an easy prior-year comparison. That gave management the confidence to raise its full-year RevPAR growth plan by 2 percentage points at the middle of the range, to 10%.

What to watch: fourth-quarter out-of-room spending at the convention hotels. If group banquets and catering grow faster than room revenue in the fourth quarter, Total RevPAR will catch up to room growth and confirm the 2027 group booking recovery.

🟢🟢 strengthening CAPITAL ALLOCATION

Asset Sale Proceeds Funded $118 Million in Buybacks

After selling the Hyatt Regency San Francisco for $279 million in July, Sunstone faced the risk that idle cash would drag down earnings after losing the hotel's income. Instead, Giglia highlighted "redeploying proceeds into the repurchase of nearly $200 million of our common and preferred stock at meaningful discounts" this year. The hotel owner bought back $117.8 million of stock in the third quarter alone, up from $32.2 million in the second quarter.

Retiring 9.4 million common shares at an average price of $10.99 and buying back Series H and Series I preferred stock at 14% to 18% below liquidation value shrank the diluted share count by 4.4% from a year ago. Because the proceeds retired high-dividend preferred shares and shrank the common share count, Adjusted funds from operations (FFO) per diluted share — the REIT measure of cash profit per share — rose 17.6% to $0.20, twice the 8.8% growth in Adjusted EBITDAre.

What to watch: how quickly Sunstone deploys its remaining $236.5 million of unrestricted cash and whether it redeems the $66.3 million Series G preferred stock. Further buybacks would lift 2027 profit per share even if property earnings slow.

🟢 fading MARGIN

Property Margins Expanded as Room Costs Fell

Rising wages, property taxes, and insurance had squeezed profitability across Sunstone's comparable hotels, pushing property margins excluding Andaz Miami Beach down by 1 percentage point in the second quarter. In the third quarter, that comparable hotel Adjusted EBITDAre margin rose 0.5 percentage points from a year ago to 26.7%. Excluding the renovation at Hilton Key West Resort & Marina and one-off items, the company said margins rose about 2 percentage points.

Stronger room demand and the removal of the lower-margin San Francisco hotel helped revenues outpace expenses. Across the consolidated statement of operations, room operating expenses — the cost of housekeeping and front-desk staff — fell by 1.0 percentage point of revenue from a year ago to 16.2%, while property taxes, ground lease, and insurance ticked up just 0.1 percentage points to 8.6%. One quarter does not settle the inflation concern, because nine-month comparable margins remain down 0.2 percentage points.

What to watch: comparable hotel margin in the fourth quarter, when the Key West renovation wraps up. Another expansion would show that higher room rates and group catering are overcoming labor and tax inflation.

🐻 Bear Case

🔴🔴 persistent PRODUCT contradicts narrative

Andaz Miami Beach Returned to Off-Season Losses

Giglia pointed to "the contribution of our recent investments" as a key driver of the quarter's growth, and Andaz Miami Beach — which reopened in May 2025 after a major renovation — is the centerpiece of that investment program. However, the resort's earnings improvement slowed sharply during the Miami summer off-season. Andaz posted a Hotel Adjusted EBITDAre loss of $1.64 million on $7.75 million of revenue, compared with a $2.49 million loss on $5.31 million of revenue a year ago.

While revenue at the property rose 46% from a year ago, its quarterly cash profit improved by only $0.86 million from the prior year, down from year-over-year gains of $7.0 million in the first quarter and $5.1 million in the second quarter by our math. Through the first nine months of 2026, Andaz has generated $7.65 million of Hotel Adjusted EBITDAre. Reaching management's earlier $12 million to $16 million full-year target now requires $4.3 million to $8.3 million in the fourth quarter alone, up from $0.63 million in the fourth quarter of 2025.

What to watch: fourth-quarter Andaz Miami Beach Adjusted EBITDAre during the winter high season and the debut of its Bazaar Meat restaurant. A fourth-quarter figure below $4.3 million would leave the resort short of its lowered full-year target.

🔴 persistent MACRO

The Raised Plan Still Implies Fourth-Quarter Slowing

Although Sunstone raised its full-year outlook for a third consecutive quarter, management kept a cautious stance on the economy and near-term travel demand. The release notes that economic policies and consumer sentiment could still force revisions. By our math, the updated full-year Adjusted EBITDAre range of $254 million to $259 million leaves $55.1 million to $60.1 million for the fourth quarter.

At the $57.6 million middle of that implied fourth-quarter range, real estate cash flow would grow just 1.8% from the $56.6 million earned in the fourth quarter of 2025, slowing from 8.8% growth in the third quarter. Part of that slowdown comes from losing the San Francisco hotel, which contributed $0.9 million in the fourth quarter of last year, and from lapping Andaz Miami Beach's first profitable quarter. Even so, implied fourth-quarter portfolio RevPAR growth steps down to about 7.6% by our math, from 11.4% in the third quarter.

What to watch: whether fourth-quarter Adjusted EBITDAre tops the $60.1 million top end of the implied range. Beating the range again would show that management's fourth-quarter forecast was built with the same caution as the third quarter.

🔴 persistent DISCLOSURE

Risks This Quarter Didn't Answer

Several standing property-level and balance-sheet questions cannot be read from the earnings release and partial supplemental pages supplied this quarter.

  • Wailea Beach Resort storm repairs and recovery: Sunstone booked $2.2 million of property-level adjustments in the third quarter primarily for severe weather restoration, and full property-level tables are needed to check Maui's third-quarter margin.
  • Hilton San Diego Bayfront group rebound and advance deposits: the release cites "robust group pace" for next year, but the quarterly filing is required to verify the advance-deposit balance and San Diego's fourth-quarter group conversion.
  • Unresolved 2071 ground-lease rent reassessment: any retroactive rent step-up on the lease under reassessment after 2025 remains unread until the quarterly filing's lease footnote arrives.
