Red Rock Resorts (RRR) Q3 2026 earnings review

Red Rock Resorts revenue rebounds, but higher costs cut profit

Red Rock Resorts, which runs Station Casinos for Las Vegas locals, returned to revenue growth as renovated hotel rooms reopened, but higher operating costs still cut cash profit. Total sales rose 3% from a year ago and Native American fees jumped, yet Las Vegas cash profit slipped 2% and total debt rose another $100 million to $3.7 billion. One-off 50th anniversary stock grants to employees pushed the bottom line into a net loss.

At a glance
Net revenue$488.7M +2.8% from a year ago
Adjusted EBITDA, excluding anniversary costs$188.4M -1.3% from a year ago (by our math)
Room revenue$42.8M +3.0% after falling 8.8% last quarter
Q4 regular dividend$0.26 unchanged from Q3

โš–๏ธ Verdict: โšช Neutral

The story is unchanged because the long-awaited hotel rebound arrived right on schedule, while cost inflation and rising debt offset the top-line gain. On the positive side, hotel room sales grew after four quarters of renovation declines and California tribal fees stepped up ahead of opening. The bad news: even excluding anniversary party costs, casino floor and overhead expenses grew faster than sales, leaving the company needing a 9% fourth-quarter profit jump by our math to meet its full-year Las Vegas growth goal.

The question now is whether the reopened Green Valley Ranch hotel rooms and the new California tribal casino can lift cash profit fast enough to cover rising operating costs and construction debt. Optimists see the third quarter as the final trough before new projects pay off, while skeptics see core Las Vegas margins shrinking and legal risks hanging over the tribal casino. Fourth-quarter Las Vegas cash profit and the California opening will settle it.

Hotel Rooms Returned to Growth as Renovations Ended

Red Rock Resorts, which runs Station Casinos for Las Vegas residents, spent the past year renovating hotel rooms at its Green Valley Ranch property. Management planned to bring the East Tower rooms back into service in September, and the third-quarter revenue lines show that the worst of the construction drag has passed.

  • Room revenue: $42.8 million, up 3.0% from a year ago after falling 8.8% in the second quarter
  • Food and beverage revenue: $88.2 million, up 3.2% from a year ago
  • Casino revenue: $323.9 million, up 1.4% from a year ago
  • Las Vegas net revenue: $479.1 million, up 2.2% after a 2.0% decline last quarter

The room rebound matters because hotel guests also spend money on the casino floor and in the restaurants. That is why total Las Vegas revenue grew again after shrinking in the spring. What to watch: fourth-quarter room revenue, which will be the first full period with all Green Valley Ranch rooms open. A larger jump would show the new rooms can command higher nightly rates.

Tribal Fees Jumped Ahead of the California Opening

Red Rock is building a casino near Fresno, California for the North Fork Mono Tribe, and will manage the property for seven years after it opens. The company planned an early fourth-quarter opening, and third-quarter fees from the project stepped up ahead of the launch.

Native American revenue rose 59.0% from a year ago to $6.2 million, and the segment's Adjusted EBITDA โ€” cash profit before interest, taxes, depreciation and stock awards โ€” rose 30.8% to $5.1 million. Until now the segment only booked development fees, so it had no operating costs. In the third quarter it recorded $1.1 million of expenses by our math, showing the management team is now ramping up for operations.

What to watch: the official opening date on the conference call and fourth-quarter Native American revenue. Once the doors open, Red Rock starts collecting a 30% share of the casino's net income and cash interest on its construction loan.

Positives this quarter didn't test

Two standing drivers from earlier quarters could not be checked from the earnings release alone because the company saves those details for the conference call and the quarterly filing.

  • Capital spending on new projects: the release omits the cash flow statement, so the quarterly filing will show how much of the $375โ€“425 million full-year budget went into the Durango North expansion and Sunset Station.
  • Customer database growth: the release gives no player counts, so the conference call will show whether drive-in and fly-in visitor sign-ups kept growing.

Rising Casino and Overhead Costs Cut Operating Margins

Red Rock blamed its third-quarter profit drop on its 50th anniversary celebration, noting that Adjusted EBITDA fell 4.3% to $182.6 million, including $5.8 million of one-time party and marketing expenses. The casino operator also published a special table that strips out those anniversary costs to show what normal operations looked like.

Even on that clean basis, costs grew faster than the 2.8% rise in revenue. By our math, Adjusted EBITDA excluding the $5.8 million anniversary charge still fell 1.3% to $188.4 million, and Las Vegas Adjusted EBITDA fell 2.3% despite 2.2% higher sales. Selling, general and administrative overhead excluding the anniversary rose 7.1%, taking 1.0 percentage point more of revenue, while casino floor expenses rose 7.5%, taking 0.8 percentage points more.

What to watch: Las Vegas Adjusted EBITDA margin in the fourth quarter, when the Green Valley Ranch renovation drag is gone. Another margin drop would show that wage and utility bills are outrunning revenue growth across the valley.

Las Vegas Profit Target Needs a Big Fourth Quarter

At the start of the year, management committed to growing full-year Adjusted EBITDA in its Las Vegas operations over 2025's record $915.9 million. Through the first nine months of 2026, Las Vegas Adjusted EBITDA has fallen 3.0% from a year ago to $664.5 million, with all three quarters coming in below last year.

Because the third quarter dropped another 2.3% to $204.6 million, the math for the rest of the year is now very tight. By our math, just matching last year's full-year total requires $251.3 million of Las Vegas Adjusted EBITDA in the fourth quarter. That means fourth-quarter cash profit must jump 8.7% from a year ago, and 22.8% from the third quarter โ€” double the company's normal 10% to 11% fourth-quarter seasonal bounce.

What to watch: fourth-quarter Las Vegas Adjusted EBITDA against that $251.3 million mark. A shortfall would mean the reopened hotel rooms could not make up for the first three quarters of construction and cost pressure.

๐Ÿ”ด persistent CAPITAL ALLOCATION

Debt Kept Climbing to $3.7 Billion

Red Rock is funding several casino expansions at once while still paying quarterly cash dividends to shareholders and to the founding family's holding company units. In the first half of the year, those cash outflows exceeded operating cash flow and pushed debt higher.

That borrowing continued in the third quarter. Total principal debt rose another $100 million from the second quarter to $3.7 billion โ€” up $300 million from a year ago โ€” while cash on hand fell $8.2 million to $128.3 million. At the same time, trailing Adjusted EBITDA slipped, pushing the debt load heavier relative to cash profit. What to watch: credit facility borrowings in the quarterly filing, which will show how much cash the expansion projects burned this quarter.

Risks this quarter didn't answer

Three standing risks had no update in the earnings release and depend on the conference call or the quarterly filing.

  • North Fork lawsuit: a rival tribe filed a federal suit in June to block gaming at the California site; the quarterly filing's legal footnote will show if the court set an injunction hearing before opening.
  • Construction and roadwork disruption: management estimated $2.5 million of quarterly profit drag from Durango building and nearby highway work; the call will tell what the actual drag was.
  • Casino hold rates: the release does not state whether unlucky sports or table game results hurt casino margins in the quarter.

Anniversary Stock Grants Pushed the Quarter Into a Loss

Red Rock swung from a $76.9 million net profit a year ago to a $17.7 million net loss, "primarily as a result of $79.1 million in share-based compensation expense related to the Companyโ€™s 50th anniversary stock awards issued in Q3 2026 and $6.9 million of one-time expenses related to the 50th anniversary". To mark the milestone, "stock awards were granted to substantially all full-time and part-time employees".

๐Ÿ’ฒ Other KPIs

Depreciation and amortization (26Q3) $62.7 million
โ‡— accelerating

Depreciation and amortization โ€” the accounting charge for wear and tear on buildings and slot machines โ€” rose 28.0% from a year ago, speeding up from 22.9% growth in the second quarter and 15.6% in the first. New projects coming online lifted the charge by 2.5 percentage points of revenue, cutting reported operating profit.

Basic common share count (26Q3) 58.1 million
โ‡’ stable

Basic Class A shares edged up 0.3% from the second quarter as employee stock awards vested, though the count remains down 1.6% from a year ago because of earlier buybacks. Because the company posted a net loss, its 44 million holding-company units were left out of the diluted share count.

New. The board declared a fourth-quarter regular dividend of $0.26 per Class A share, matching the rate paid in the first three quarters of 2026 and up from $0.25 a year ago. To fund it, the operating partnership will distribute $29.2 million in cash, with $17.3 million going to Red Rock and $11.9 million to other unit holders.
