Public Storage (PSA) Q3 2026 earnings review

Public Storage store revenue turns positive, but dilution slows profit

Public Storage's older storage properties returned to growth ahead of schedule, while new shares and debt costs held back per-share profit. Revenue at properties owned since 2024 rose 0.5% from a year ago, and chief executive Tom Boyle raised the full-year outlook across every operating measure. However, Core FFO per share (the company's main cash profit measure, excluding one-offs) rose just 0.7% to $4.34, and by our math the new plan leaves the fourth quarter flat at $4.26.

At a glance
Same Store revenue growth+0.5% -0.6% last quarter
Core FFO per share$4.34 +0.7% from a year ago
Total revenue$1.37B +11.6% from a year ago
Full-year Core FFO outlookRaised $0.10 middle of the range: $17.00 (+0.2%)

โš–๏ธ Verdict: ๐ŸŸข Bullish

The story got better because the core storage portfolio turned positive a quarter earlier than planned and overhead costs fell. In-place contract rent per square foot is now 1.2% above last year, and management cut its full-year property expense outlook after third-quarter supervisory costs dropped 11%. One caution: closing the National Storage Affiliates and Canadian deals lifted the share and unit count by 8% and interest expense by 29%, absorbing almost all of the 8% dollar gain in Core FFO.

The question now is whether the 1,100 newly acquired stores will lift per-share profit in 2027 or keep diluting it. Either software upgrades and Canadian currency swaps push property profit past the financing cost, or new shares and higher interest rates eat the gains. Management's initial 2027 outlook in February will settle it.

๐ŸŸข๐ŸŸข strengthening GROWTH

Older Properties Returned to Growth Early

Public Storage makes most of its money from its Same Store pool, the 2,755 US storage properties it has owned at steady occupancy since the start of 2024. Chief executive Tom Boyle said "We continue to post encouraging trends on churn, occupancy, and move-in rates, which drove positive Same Store revenue, NOI and Core FFO per share growth."

  • Same Store revenue: $1.02 billion, up 0.5% from a year ago after falling 0.6% last quarter
  • Average occupancy: 92.2%, up 0.3 percentage points from a year ago
  • Realized rent per occupied square foot: $22.29, up 0.2% from a year ago after falling 0.8% last quarter
  • Annual contract rent per occupied square foot on September 30: $22.75, up 1.2% from a year ago

This turn matters because third-quarter comparisons were tough, and management had previously pointed to the fourth quarter for positive growth. In-place contract rent per square foot switched from a 0.7% year-over-year drop in June to a 1.2% gain in September, so higher new-lease rates are now lifting the whole rent roll.

What to watch: the move-in and move-out table in the third-quarter 10-Q filing. A rise in total contract rent gained from new tenants, without a jump in promotional discounts, would confirm that demand rather than discounting drove the recovery.

Newer Properties and Lending Drive External Expansion

Under its PS4.0 strategy, the self-storage group is expanding through acquisitions, property development, third-party management, and lending. During the quarter it closed the purchases of rival National Storage Affiliates (NSA) and Public Storage Canada, adding over 1,100 locations to PS Next, its digital property-management platform.

Net operating income (property revenue minus operating costs, or NOI) in the non-same-store pool rose 91.8% from a year ago to $152.1 million. Even excluding the two big deals, the company raised its full-year non-same-store NOI outlook by $9 million. It also issued a $237 million loan to its NSA joint venture at 10.22% interest, lifting total notes receivable to $445.3 million at a 9.0% average rate.

What to watch: initial 2027 outlook in February, which will include the new portfolios for the first time. Public Storage targets $110 million to $130 million in yearly cost and revenue synergies from NSA within three to four years.

๐ŸŸข new MARGIN

Overhead Cuts Lowered the Full-Year Cost Plan

Three months ago, the storage REIT raised its full-year Same Store expense outlook because of higher staff bonus accruals, leaving the second half facing a steep cost step-up. In the third quarter, total Same Store operating costs rose just 0.4% from a year ago to $253.1 million, keeping property gross margin after indirect costs steady at 75.2%.

Direct property expenses rose 2.0%, as repairs and maintenance jumped 17.4% and marketing climbed 12.5%, while property taxes dipped 0.8% and on-site payroll fell 2.7%. However, indirect operating costs โ€” supervisory payroll and centralized management overhead โ€” dropped 11.2%, or 0.3 percentage points of Same Store revenue, so Public Storage cut its full-year expense growth plan by half a point.

What to watch: fourth-quarter Same Store expense growth, which the full-year outlook implies at 4.4% by our math. Another sub-2% reading would lift full-year property profit into positive territory.

๐Ÿ”ด๐Ÿ”ด persistent CAPITAL ALLOCATION contradicts narrative

New Shares and Interest Costs Eat the Profit Gain

President and finance chief Joe Fisher said "Year-to-date, we have completed $6.2 billion of debt capital markets activity and $6.0 billion of common share and partnership unit issuance or committed issuance." While Boyle highlighted that these deals expanded the footprint by over 1,100 stores, the financing cost and new share count absorbed almost all of the operating profit growth this quarter.

  • Core FFO (funds from operations excluding one-offs): up 8.2% from a year ago to $822.8 million
  • Diluted shares and partnership units: up 7.6% from a year ago to 189.6 million
  • Interest expense: up 28.7% from a year ago to $102.5 million, or 1.0 percentage point more of revenue
  • Core FFO per share: up 0.7% from a year ago to $4.34

This gap matters because acquired properties enter at lower occupancy and profit margins than Public Storage's older stores, while the new shares and higher-rate debt take effect immediately. By our math, the raised full-year outlook leaves fourth-quarter Core FFO per share at $4.26 at the middle of the range, unchanged from a year ago.

What to watch: 2027 Core FFO per share outlook next quarter. Per-share growth needs to move above 1% to show that the acquisitions add value per share rather than just total size.

Merger and Executive Costs Weigh on Reported Profit

While Core FFO per share ticked up 0.7%, reported net income per diluted share fell 35.5% from a year ago to $1.69, and consolidated operating margin dropped 17.0 percentage points to 23.2%. Depreciation and amortization rose 6.5 percentage points of revenue after the acquisitions, and general and administrative overhead rose 0.5 points.

The company also recorded $114.6 million in transaction and integration expenses (8.4% of revenue), $7.5 million in executive severance and CEO transition costs, and $1.1 million in corporate transformation charges. Management adds all three back when calculating Core FFO, so shareholders bear the cash cost of buying and restructuring assets while headline adjusted earnings ignore the bill.

What to watch: transaction, integration, and transformation add-backs in the fourth quarter. A drop toward zero would show that the $114.6 million merger bill was a one-time closing cost rather than an ongoing drag.

๐Ÿ”ด persistent DISCLOSURE

Risks this quarter didn't answer

Five standing concerns depend on tables that live in the quarterly 10-Q filing or conference call rather than the earnings release, so they are not yet readable.

  • New-lease pricing quality: Chief Revenue and Marketing Officer Ayash Basu cited "lower customer churn, higher occupancy and strong move-in rates", but exact move-in rents and promotional discounts await the 10-Q.
  • NSA integration progress: Public Storage closed the 1,100-store deal during peak summer leasing, and standalone NSA occupancy and rate figures are not in the release.
  • Sunbelt market drag: the release gives no regional table to show whether oversupplied markets like Tampa, Atlanta, and Texas have stopped shrinking.
  • Existing-customer rate increases: management still does not disclose how much of Same Store revenue growth comes from raising rents on current tenants.
  • PS Canada deal economics: the $1.2 billion related-party purchase closed September 1 with an earn-out of up to 768,000 partnership units, without standalone property profit disclosed in the release.

Currency Swaps Trimmed Borrowing Costs on Canadian Deal

To fund its expansion, Public Storage issued C$400 million of seven-year Canadian notes at 4.54% and $900 million of US notes at an effective rate of 4.85% after hedging. Alongside the PS Canada purchase, it entered Canadian dollar cross-currency swaps that cut the interest rate on $900 million of existing debt from 4.64% to 3.43%, helping hold its average borrowing rate to 3.6%.

๐Ÿ’ฒ Other KPIs

Funds Available for Distribution (26Q3) $688.6 million
โ‡˜ decelerating

Funds Available for Distribution โ€” cash flow from operations after routine property maintenance, which the company uses to evaluate dividend coverage โ€” fell 4.1% from a year ago. Over the last four quarters its year-over-year growth moved from +4.2% to +0.2%, -3.4%, and now -4.1%, as $114.6 million of merger costs outweighed an $18.4 million drop in maintenance spending.

Total Debt and Leverage (26Q3) $12.19 billion
โ‡— accelerating

Total debt rose 18.9% from the end of 2025 as the REIT borrowed to fund acquisitions, with $650 million maturing in the fourth quarter. Net debt plus preferred stock rose to 4.7 times EBITDA (earnings before interest, taxes, depreciation, and amortization), up from 4.2 times a year ago, while its average interest rate climbed from 3.0% to 3.6%.

Ancillary Operations Revenue (26Q3) $112.1 million
โ‡— accelerating

Revenue from ancillary operations โ€” tenant reinsurance, merchandise sales, and third-party property management fees โ€” grew 31.5% from a year ago, picking up from 12.7% growth in the second quarter and 11.8% in the first quarter. Adding 1,100 acquired stores and 31 new third-party managed properties expanded the fee and insurance base, lifting ancillary profit to $68.4 million.

๐Ÿ”ฎ Guidance

FY26 Core FFO per share $16.90โ€“$17.10
๐Ÿ … raised from $16.75โ€“$17.05
โ‡˜ decelerating

Raised. The middle of the range moved up $0.10 to $17.00, which represents 0.2% growth over 2025. By our math, that leaves $4.26 for the fourth quarter, down from $4.34 this quarter and unchanged from a year ago. It is the second raise this year after holding steady in Q1: +$0.00, +$0.225, +$0.10.

FY26 Same Store revenue growth 0.0%โ€“0.5%
๐Ÿ … raised from (0.7)%โ€“0.3%
โ‡— accelerating

Raised. Management lifted the middle of the range by 0.5 percentage points to +0.25%, removing the chance of a full-year revenue decline. Because Same Store revenue was flat through the first nine months, the full-year outlook points to 1.1% growth in the fourth quarter by our math, as the portfolio laps an easier comparison and Los Angeles price caps expire. Raise sequence this year: 0.0, +0.9, +0.45 points.

FY26 Same Store expense growth 1.5%โ€“2.5%
๐Ÿ ‡ cut from 2.0%โ€“3.0%
โ‡— accelerating

Cut. The storage group lowered its full-year cost growth plan by 0.5 percentage points to 2.0% at the middle of the range, reversing last quarter's increase after third-quarter overhead fell. With nine-month Same Store costs up 1.2%, the plan still leaves room for 4.4% expense growth in the fourth quarter by our math.

FY26 Same Store NOI growth (0.8)%โ€“0.2%
๐Ÿ … raised from (2.0)%โ€“(0.3)%
โ‡˜ decelerating

Raised. Higher revenue and lower expenses lifted the middle of the property profit outlook by 0.9 percentage points to -0.3%. By our math, that implies +0.2% growth in the fourth quarter, down slightly from +0.5% in the third quarter due to the steeper fourth-quarter cost allowance. Raise sequence this year: 0.0, +1.05, +0.85 points.

FY26 Non-Same Store NOI (ex-NSA and PS Canada) $355,000โ€“$363,000 thousand
๐Ÿ … raised from $343,000โ€“$357,000 thousand
โ‡— accelerating

Raised. The middle of the range moved up $9 million to $359 million as recently acquired and developed stores filled up faster than planned. This outlook excludes the newly closed NSA and PS Canada portfolios. It is the second consecutive raise for the pool this year: +$0M, +$5M, +$9M.

โ“ Key Questions

Did move-in rents stay positive net of promotions?

In the second quarter, higher promotional discounts offset part of the 1.6% gain in move-in contract rates. The third-quarter release cites strong move-in rates without giving the numbers, which live in the 10-Q table.

What are the starting occupancy and profit of NSA?

Public Storage closed the 1,100-store NSA merger on July 22 and excluded it from the non-same-store outlook table. Investors need the starting occupancy, rental rate, and property NOI of those stores to track the promised $110โ€“$130 million in synergies.

What NOI targets trigger the PS Canada earn-out?

The $1.2 billion purchase from a trustee's family closed on September 1 and includes up to 768,000 partnership units in contingent earn-out payments. Management has not disclosed the property profit thresholds required to pay those units.

How much will higher debt costs take from 2027 FFO?

Total debt reached $12.2 billion at a 3.6% average rate, with $650 million maturing in the fourth quarter and new notes costing 4.5% to 4.9%. The 2027 interest expense run rate will determine how much property recovery reaches per-share earnings.
