Altisource (ASPS) Q3 2026 earnings review

Altisource wins new mortgage clients, but its profit margins shrink

Altisource, a provider of foreclosure auctions and mortgage services, is replacing its departing legacy clients with lower-margin work. Service revenue rose 26% from a year ago as sales to newer customers nearly doubled to 72% of the total, chief executive William B. Shepro said. Operating cash flow turned positive and central overhead fell, keeping cash operating profit near $4 million.

At a glance
Service revenue$49.8M +26% from a year ago
Revenue outside Onity and Rithm72% of total +96% from a year ago
Operating cash profit, excluding one-offs$4.3M 8.5% of service revenue (9.1% a year ago)
2028 profit outlook (Project 45)Unchanged $45M yearly pace by late 2028

⚖️ Verdict: ⚪ Neutral

The story is unchanged because fast customer growth still brings very little extra profit to cover the debt load. The good news: central overhead costs finally fell below management's target, cash collection rebounded, and the sales pipeline for higher-margin foreclosure services recovered by more than half from last quarter's low. The bad news: gross profit margin dropped 4 percentage points from a year ago because the new contracts carry much higher direct service costs.

The question now is whether the 26,000 homes listed on the Hubzu auction site and maturing customer contracts will lift profit margins or leave cash earnings stuck near current levels. Either the auction backlog converts into high-margin fees next year, or low-margin mortgage reseller work keeps diluting profitability. Fourth-quarter division margins and Hubzu fee revenue will show which way it breaks.

🐂 Bull Case

🟢🟢 strengthening GROWTH

New Customers Cut Reliance on Legacy Accounts

Altisource provides property auctions, title work and mortgage tools for lenders. For years it relied on two former sister firms, Onity and Rithm, which are now moving their properties elsewhere. Chief executive William B. Shepro said revenue outside those two clients jumped 96% from a year ago to 72% of service revenue, up from 65% last quarter.

By our math, revenue from newer customers reached $35.9 million, while work for Onity and Rithm shrank 35% to $14.0 million. Because the newer business is now nearly three-quarters of the total, overall service revenue grew 26% to $49.8 million despite the legacy losses.

What to watch: service revenue from Onity and Rithm in the fourth quarter. If that legacy work stabilizes as management previously anticipated, new customer wins will lift total revenue directly instead of just replacing lost volume.

🟢 fading CASH

Default Pipeline Rebounded and Cash Turned Positive

Two standing concerns eased this quarter: a shrinking sales pipeline in the higher-margin default business and heavy cash burn. Altisource tracks its sales pipeline as the yearly revenue it expects to earn once potential deals close and reach full volume.

  • Servicer and Real Estate pipeline: $12.8 million at the middle of the range, up 56% from last quarter
  • Total sales pipeline: $31.3 million at the middle of the range, up 11% from last quarter
  • Operating cash flow: $3.5 million generated, reversing a $6.6 million outflow in the second quarter

The cash improvement came because customer unpaid bills stopped growing and net losses narrowed, putting nine-month operating cash flow at a positive $1.3 million. One quarter of cash generation and pipeline rebuilding softens both concerns, though it takes a second quarter to settle them.

What to watch: fourth-quarter signed contract wins in the Servicer and Real Estate division. New wins fell to $2.7 million this quarter from $5.2 million last quarter, so the larger pipeline needs to turn into signed deals next quarter.

🟢 fading MARGIN

Corporate Costs Stopped Rising and Beat Plan

Altisource tracks central overhead in a Corporate and Others unit, which had lost more money every quarter for over a year despite staff cuts. Last quarter, management said central losses should drop back to the first-quarter level of $7.6 million and stay flat as sales grow.

The company delivered on that plan, cutting the central Adjusted EBITDA loss (cash operating loss before one-offs) to $7.1 million from $7.9 million in the second quarter. Selling, general and administrative expenses (overhead and sales costs) fell by 4.5 percentage points of service revenue from a year ago to 22.8%, helping offset lower service margins.

What to watch: fourth-quarter Corporate Adjusted EBITDA loss. Holding central overhead near $7.1 million for a second straight quarter would confirm that the cost cuts are permanent.

🐻 Bear Case

🔴🔴 persistent MARGIN contradicts narrative

New Business Brings Much Lower Profit Margins

Altisource is growing fast on the top line, but very little of that new revenue reaches the bottom line. While Shepro highlighted "Service revenue and Adjusted EBITDA growth in both segments", the profit margin inside the operating divisions dropped.

  • Cost of revenue (direct service costs): rose 2.8 percentage points of service revenue from a year ago to 79.8%
  • Gross margin on service revenue: fell 4.3 percentage points from a year ago to 24.3%
  • Business Segments Adjusted EBITDA: rose just $0.4 million on $10.2 million of new service revenue, pushing the margin down 4.7 percentage points to 22.8%

Total Adjusted EBITDA of $4.3 million also included a $0.3 million accounting gain from buying back debt at a discount. By our math, excluding debt gains in both quarters, cash operating profit was $3.9 million, up $0.2 million from last quarter because lower central overhead rescued flat division profits.

What to watch: Business Segments Adjusted EBITDA margin in the fourth quarter. A rebound above 25% is needed to show that newer customer contracts become profitable as they mature.

🔴🔴 persistent GROWTH

Long-Term Profit Target Lacks a Clear Bridge

Shepro reaffirmed "the core building blocks of Project 45—our objective of reaching $45 million of run-rate Adjusted EBITDA by the fourth quarter of 2028". Run-rate Adjusted EBITDA is a single quarter's cash operating profit multiplied by four, so the target requires $11.3 million a quarter within two years.

This quarter's $4.3 million result equals a $17.0 million yearly pace, or $15.8 million by our math without the debt buyback gain. Closing a $28 million yearly gap in nine quarters requires either a jump in profit margins on new sales or a wave of home foreclosures, and the release still gives no step-by-step numbers to bridge the gap.

What to watch: any formal 2027 financial outlook issued with fourth-quarter results. It will show whether management plans to reach the 2028 goal through next year's operations or push the required jump into 2028.

🔴 persistent MACRO

Heavy Debt and Slow Foreclosures Weigh

Altisource still carries a heavy debt load and relies on a US housing market where distressed home sales remain slow and mortgage lending is shrinking. Moreover, its largest lenders also hold major share stakes and board seats, putting regular shareholders behind creditors.

  • Industry foreclosure sales: up 17% in the first eight months of 2026, but still 40% below pre-pandemic 2019 levels
  • US mortgage originations: fell 6% from a year ago in the third quarter, with home purchase loans down 5% and refinancings down 8%
  • Hubzu property mix: 22,900 of the 26,000 homes on the platform are foreclosure auctions, where historically only 5% to 10% result in a third-party sale that pays Altisource a fee
  • Interest burden: $9.5 million of cash interest paid over nine months, exceeding the $1.3 million of operating cash flow

What to watch: fourth-quarter Hubzu home sales and cash balance in the annual report. Cash needs to stay comfortably above the $12.3 million minimum required by lenders while auction listings turn into closed sales.

Artificial Intelligence Tools Aim to Speed Software

Altisource is rolling out artificial intelligence tools across its mortgage and real estate platforms to cut software costs and speed up coding. Shepro said "our AI and other efficiency initiatives began accelerating product development speed and are anticipated to drive scalability and operating leverage over the upcoming quarters." The company booked $0.8 million in cost-savings charges this quarter, and the financial benefit remains to be tested in future margins.

Property listings on Hubzu, the company's online auction marketplace, rose 16% from last quarter and more than quadrupled from 5,700 a year ago. The quarterly addition of 3,700 homes was smaller than the 5,100 added in the second quarter. Listings lead future revenue by about a year, though foreclosure auctions convert at a low rate.

⇘ decelerating

Total debt minus cash fell 2.1% from $145.8 million last quarter. Altisource ended September with $167.8 million in loan principal and $25.1 million in cash, up from $23.2 million in June. During the quarter, the real estate services group bought back $0.9 million of its term loan at a 23.7% discount, recording a $0.3 million gain.

🠆 unchanged from $45 million annualized
⇗ accelerating

Unchanged. The long-term plan still calls for annualized cash operating profit excluding one-offs to reach $45 million by the fourth quarter of 2028, compared with a $17.0 million annualized pace this quarter. The press release did not repeat or update the full-year 2026 revenue and profit ranges issued in February.

❓ Key Questions

How did revenue and margins split between the two segments?

The earnings release combines the Servicer and Real Estate unit with the Origination unit into a single profit figure. Investors need the quarterly filing's breakdown to see whether low-margin mortgage origination resale products caused all of the 4.3-point drop in gross margin.

How much revenue did Hubzu and recent contract wins generate?

Last quarter management disclosed that Hubzu brought in $7.5 million and contract wins signed since 2024 generated $9.1 million. Neither number is in the third-quarter release, leaving it unclear whether the 26,000 homes on Hubzu have started turning into fees.

Why has management stopped mentioning its 2026 revenue outlook?

In February, Altisource forecast $165 million to $185 million in 2026 service revenue. Nine-month revenue is already $143.7 million, so the middle of that old range implies fourth-quarter revenue would drop 21% to $31.3 million by our math.

What profit margin does Project 45 assume for new business?

Over the past year, $10.2 million of new quarterly service revenue added only $0.4 million of segment profit. Reaching the $45 million yearly target by late 2028 requires a much higher profit margin on incoming contracts than the business currently earns.
